Every loan starts with a conversation.

At this stage, we review:

This first step sets the tone for the rest of the mortgage loan process. The clearer things are here, the easier the steps that follow tend to be.

Once your information is submitted, we take a closer look at the details.

This includes reviewing documentation, confirming how income is calculated, and making sure the loan program fits your situation. If something needs clarification, we address it early rather than letting it become an issue later.

This step is especially important for borrowers who are self-employed, investing in real estate, using trusts or entities, or relying on non-traditional income.

After the initial review, we issue a pre-approval when the qualifications for the loan have been evaluated and verified.

Once you’re under contract or ready to move forward, the loan is submitted for approval.

Approval timelines vary depending on the loan type and structure, but many approvals are issued within 1 to 7 business days. During this time, we stay involved, respond to questions, and keep you informed about what’s happening.

You’ll always know where things stand and what, if anything, is still needed.

After approval, the focus shifts to closing.

We coordinate with all parties involved to finalize documentation and clear any remaining items so the loan can close on schedule. This is where preparation earlier in the process pays off.

Our role doesn’t stop once the loan is approved. We stay engaged through closing to help ensure everything moves forward as expected.
